Four kinds of work, described by what they produce rather than by what they are called. Most mandates draw on more than one.

Infrastructure and PPP structuring

Roads, crossings, estates, utilities and the vehicles that own them. The engineering question is rarely the one that stalls a scheme. The questions that stall it are who owns the finished asset, who carries which risk, whose money sits where and under what protection, which arm of government has to say yes and in what order, and what each contributor receives in return for what they put in.

We answer those questions in a form a funder, a regulator and a contributing community can each read and act on. Where a project confers benefit beyond the group paying for it, we separate the private benefit from the public one and put a price on the difference, because that separation is usually what makes a government contribution arguable.

Development finance and capital raising

The financial model comes first, and it is built to be argued with. It carries the assumptions on the face of it, it is tested against the two or three variables that actually decide the outcome, and it is capable of being rerun in front of a board rather than sent as a conclusion.

On the funding side, a Nigerian project of any size will not be carried by domestic bank debt alone. The stack usually needs an equity cornerstone that is genuinely hard to assemble, a governmental contribution where public benefit exists, long-term finance from multilateral and development finance institutions, and guarantee structures behind it. Assembling that is the work.

Development partner and project management

For owners who have a site and a concept but no organisation around it. We take the project from concept to handover: appointing and scoping the consultants, working with the architect on the design, driving the drawings through regulatory approval, running programme, cost and risk, and managing the sale or letting of what gets built.

This is the part of the practice with the plainest evidence behind it. Azuri Towers was commissioned on schedule in December 2021, built through a pandemic and the supply chain disruption that came with it, under the leadership of this firm’s managing director as chief executive of the developer.

Real estate advisory for landowners and investors

What a site can lawfully and profitably carry, what the market will absorb, and whether the scheme in front of you survives an honest set of numbers. This is often a short piece of work that saves a long expensive one.

We are equally willing to be engaged to look at somebody else’s scheme. An independent review by a party with no fee riding on the outcome is one of the cheapest forms of protection available to an owner, and one of the least used.
